What You Can Expect from Me

When you choose me to help you find your ideal home, I want you to know exactly what you can expect from me as your agent.

First, remember that we have the same goal: to find you a home that best fits your needs, in a reasonable amount of time, for the best price, and the most agreeable terms. From the beginning, I will listen carefully so I understand your needs and objectives. I will explain the process of searching for and purchasing a home. I will be happy to put you in contact with reputable lenders who will help you figure out just how much house you can afford, if you have not done so already.

On my website, you can search the entire San Luis Obispo County MLS, look at my featured listings, find helpful real estate buying articles and loan calculators too! If you wish, I will create a personalized webpage for you, where you will be able to view the newest listings that meet your needs/wants. You can use your webpage to make notes on homes you might like to know more about. I will also call you with any information I have on homes that I think will fit you needs!

Once we establish your needs and your buying power, let’s go look at some houses! I’ll arrange for private viewings at each home, at your convenience. I’ll give you a list and brief summary of the homes we’re seeing that day, where you can make your own notes for the features you want to remember. When we get back to my office, we’ll go over the homes we’ve seen and decide where to go from there. If you saw something you love, then we’ll get started on an offer! (see below) If not, then I will continue to look for homes for you, and possibly re-evaluate your needs. Sometimes after seeing a few homes, you start to value certain attributes of the homes over others. Don’t be discouraged…it’s just a matter of time before we find your perfect home!

You’ve found it! The first thing I will do before submitting an offer is prepare a market analysis for the neighborhood. This will show you what other homes in the area have sold for, and will help us determine a fair price to offer the seller. I will guide you through the offer-writing process, which includes not only price, but terms such as length of escrow, the type of loan you will be securing, and what kinds of reports and disclosures you will receive. From this point on, I will be in contact with the seller’s agent and with you, as we negotiate the price and terms, possibly involving a few counter offers, until we reach an agreement, and have a signed contract!

In the next 17 days, you will receive all disclosures and reports, and will probably want to do an inspection with a licensed home inspector. If there are any major repairs, we can negotiate with the sellers to have these things repaired before escrow closes. If we find out something about the home in these first 17 days that cannot be resolved, you may have the right to cancel, and we’ll start looking again. Normally, however, an escrow period is about 30-45 days. It can get complicated sometimes, but I will be there to answer any questions you may have.

When all the necessary paperwork has been received and signed, including all your loan papers, the bank will fund your loan, escrow will close, and you will get the keys to your new home! Finding the right real estate agent is extremely important in the home buying process. I have helped my clients purchase and sell hundreds of homes over the years, I stay in constant contact with my clients throughout the entire process, and work tirelessly on your behalf.
